You have a vacant apartment to rent. Perhaps this is the first time you have ever rented out an apartment. Perhaps you have done it a few times before, with little success at choosing a stable family. Maybe you had such a bad experience before, you left the unit vacant for months, even years. Now, you need the additional income. At any rate, this time, you want to do it the right way.
Once you make the commitment to rent out your vacancy, you need to think about, and then be clear and steadfast as to the kind of tenant you want to occupy your real estate investment. Assuming that every rental applicant you see has a good income, good landlord references and good credit, what kind of person or family are you looking for?
You want a person or family who will pay the rent on time each month;
You want a person or people who will respect your building and apartment by maintaining it in a decent, clean, safe, and sanitary manner;
You want a person or people who will respect the other tenants in the building; by living quietly;
You want a tenant who will call you if there is a repair problem needed in the apartment, such as a water leak or a kitchen cabinet loose from the wall;
You want a tenant or tenants who will call you when there is an emergency situation, either in their apartment or the building;
You want a tenant or tenants who will conduct themselves in accordance with their lease and the law;
There are numerous factors that could impact your decision to pick one applicant or family over another. These selection factors are different from discrimination based on a prejudice against a certain type of applicant, which is against state and federal law. Some circumstances you may want to consider are whether or not the tenant or family will live in the same building as you and your family; whether or not the tenant(s) will share the same building with your elderly parent(s). You may prefer a person or family with a history of long-term tenancies, or for stability in employment, income, etc.
You should think about these factors before you begin your search for a tenant. You need to be prepared for those candidates who are very good at convincing others to do things their way. Create your preferences list, and keep it in writing. When you begin your search for a tenant, refer to it often, to solidify your tenant selection process.
When rental applicants try to convince you to choose them over someone else, review your list. How many of the attributes you said you wanted in a tenant do you see in this person or family? You do not want to be persuaded to choose someone against your better judgment over a person whom you originally said you wanted as a tenant. Take your time, and do not “Rush to Rent”. Your tenant selection process will go smoother.

Common Knowledge just might be hindering you from improving your swing, causing you major frustration and higher scores.
There is a lot of well meaning golf instruction in the market place today that simply will not help your game; in fact a lot of what’s out there will hinder you as you try to improve your golf.
Controversial? Probably, but I think the positives of letting people know the truth about some of the mis-information out there will far outweigh any industry fall-out that I might receive from those instructors with stepped-on toes.
When David Leadbetter or any other of a host of golf instruction gurus tells his touring professional student to “delay the rotation of the left hip”, or to “increase the width of your swing at the top”, “or to “delay the release as long as possible”, or any other “flavor of the day” type golf tips, he or she is talking with someone who is a professional, who practices hours on end, and who has an unbelievably acute feel for their own golf swing. This person also plays golf for a living. This is a completely different scenario than trying to teach a low, mid, or high handicap player or a beginner. These types of tips can absolutely wreak havoc on your golf swing.
Golf is a difficult game to play at the highest levels, but, having said that, it is not a complicated game to play. Most modern day instruction is hard for me to understand and I’ve been teaching the game for 20 years. In order to excel, you have to free your mind of complicated mechanical thoughts and learn to simply swing the golf club. Until you change the way you think about playing the game, change the fundamental way you look at golf instruction, and realize that you have to forget mechanics, you’ll never play up to your full potential as a golfer.
“Forget mechanics”, you ask, “why that’s all I think about.” I can hear your mind racing now; “Start the club back online, turn don’t sway, pull down with the left hand to start the down swing, transfer my weight to my left foot, roll my wrists at impact, head behind the ball.” YIKES! How can you even take the club back with all these mechanical thoughts you’ve picked up over the years racing through your head?”
The answer to my question is ….you can’t! You simply cannot swing the club effectively with all that garbage running through your mind, distracting you from what’s most important.
It’s sad, but absolutely true that thousands of people quit the game we all love every year, most out of sheer frustration.
If you have fallen into this trap of believing that mechanical tips, swing analysis, and pounding golf ball after golf ball on the driving range are the answers to your problems, you are destined to be frustrated forever. Golf should be fun not frustrating and when you learn to forget mechanics and start playing the game via feel and sight, it will be fun and you’ll shoot better scores. I guarantee it!
“How do I do that”, you ask?
First you have to be able to differentiate fact from fiction when reading, listening to. or watching golf instruction.
Next, you have to forget all the theories, mechanical thoughts, and myths and focus on what is important to your game.
That’s right, I said your game, not Tiger’s, not Phil’s, not Big John’s but yours. Focus on the things that are important for you to play better. Focus on your swing path and the moment of truth..Impact. Tie swing path and impact into your target-line and you’re well on your way to longer, straighter shots, and lower scores.

So you think you’re not justified in taking time away from your business because you’re self-employed? Here are five great reasons why you should definitely take a vacation:
1. Physical down time
You work hard to grow and maintain your business. Trying to be superhuman will certainly take its toll if you allow it to. Give your body a break by taking in some R&R.
2. Mental down time
Your days are filled with busy, sometimes even hectic, day-to-day activities related to your business. If you don’t allow yourself to get away from it once in a while, your peace of mind and general well-being will most definitely suffer. Get out and play. Your mind will thank you!
3. Spend time with loved ones
Your family and friends see you working, working, working, sometimes rarely coming up for air. Both you and they will appreciate spending some quality time together.
4. See the world (or your own back yard)
The important thing is to do something you enjoy, whether it’s traveling or, if that’s not your cup of tea or you don’t have the budget for it, spend time at home. If you also work out of your home, this could be challenging. The key is to stay out of your office during your vacation time. Try getting creative with this. Make your office “off limits” by closing the door and placing a sign on it. Do whatever it takes to keep your mind off working. How about a hobby or a day trip to the beach? Think of what you can do within your budget that’s fun. Or do nothing at all!
5. You have a life
Although this one is a no-brainer, it surprises me how many small business owners don’t feel as if they deserve time off. There is too much to do, and not enough hours in the day to get it all done. Well, I’ve got news for you. It’s always going to feel that way! Only you have the power to allow yourself time off. Even if you prefer only to take a day here and a day there instead of a week-long (or longer) vacation each year, that’s a whole lot better than never taking time off. Trust me, you’ll feel better about yourself and your work if you take regular vacation time. You’ll be healthier, too!

We’re really kidding ourselves about what, why and how much we are
eating and drinking. And it’s killing us. When we practice conscious
consumption we inevitably eat less and enjoy more. Conscious
consumption means being aware and responsible for every single thing
we eat and drink. We no longer shovel food in and cry out in pain later.
We eat to live and we live in good health.
The following 10 tips are designed to bring consciousness to your
consumption with the intent of managing your weight, well-being and
your health.
1. Just eat.
When you eat do nothing else. Eat only while seated at a table and
avoid eating while driving, reading, working or watching television. Be
fully present when you eat. Enjoy.
2. Make some sense.
Use your senses to prepare and consume food that appeals to your
senses and “hear” the messages that come back to you. Let
appearance, smell, taste, touch or texture, feeling full or hungry or how
different foods make you feel be part of your conscious eating
experience.
3. Take your time.
Your brain can’t process your meal as fast as you can eat it. Practice
chewing thoroughly, resting between mouthfuls. By eating slowly you
will notice the satisfied feeling in your belly before it’s too late. You will
start leaving food on your plate because you feel satisfied.
4. Get real.
Eat “real” food that is fresh and needs some preparation as often as
possible. You know exactly what you’re eating because you’ve
prepared it. Avoid fast food, junk food, processed food that is addictive,
fattening and void of value.
5. Tell the truth.
Do you really know when, why, what, where and how you are eating
and drinking? Honest assessment leads to awareness and
understanding. Awareness plus action equals results.
6. Eat when you’re hungry.
Avoid eating out of habit or to console, reward, protect or punish yourself
or for any other emotional reasons. Identify your needs and get them
met in healthy ways. If you’re lonely, find companionship. If you’re
bored, find something to do. Comfort food can kill you. If you’re hungry,
eat. Know yourself and know the difference between real hunger and
other feelings.
7. Get involved.
Replace the urge to eat with healthy distractions. Develop new habits.
Get up, get involved and get new interests that don’t involve food.
8. Manage your environment.
Set yourself up for success by limiting the temptations all around you.
Don’t buy food you will have to work hard to resist later. Move away from
the buffet table. Avoid the traffic areas where fast food restaurants
cluster. Stay away from the staff room where donuts and other poor food
choices reign. Hang out with people with healthy habits. You’re in
control.
9. Know what you need.
In order to make intelligent, nutritious choices arm yourself with the
knowledge of your daily food requirements and how to meet those
requirements. It’s easier than you think.
10. Everything in moderation.
Don’t deny yourself your favorite food. But remember - you don’t need a
truckload of it either. When you accept that there is room for all foods in
your diet there is no need to binge on them. Choose consciously.

I generate traffic to my website through traditional channels such as writing articles, submitting to directories, link exchanges, Search Engines, etc. I also have supplemented this traffic through paid advertising methods such as Pay per Clicks (PPC), paid inclusion, and banner rotations to name a few.
I remember a few years ago when I could target a high traffic keyword through the Pay per Click search engines for .01 cents a click. Wow! Those were the days. Now, you’re lucky to get that same keyword for less than a $1.00 a click.
While some of these advertising methods bring decent traffic, most are becoming oversaturated with advertisers, which automatically brings the price up and the effectiveness down.
Recently, I stumbled across another advertising method that is affordable (and sometimes free) that is highly effective. In fact, I’m seeing these sites Alexa rankings shooting from 800,000 to the 1,000’s in less than a months time. The upward trends on the Alexa charts are without a doubt astonishing.
This new type of advertising is called Pixel Advertising. Go to any of these pixel websites and you will see a multitude of small boxes. Each box is usually equal to a 10 x 10 pixel in size. The costs of renting these boxes are ranging from $5.00 a box to $25.00 a box, and some of them are actually free. Simply select the quantity of boxes you want and upload your image.
The “BEST” part of this is that your image will stay on that site for up to 10 YEARS!
The demand for this type of advertising exposure is in high demand and these sites are popping up all over the Internet. My suggestion is to find one of these sites that are just getting started and offering the free or low cost pixel boxes. (Example: http://www.best-pixel-ads.com)
Get your image on these sites and sit back and wait approximately a month for the traffic to get going good. As the traffic surges, the free spots will not be available any longer and the cost of the pixel boxes will rise.
You have nothing to loose and absolutely everything to gain. This type of advertising is sure to get oversaturated and less effective over time, but at the moment, it’s the cheapest most effective advertising method on the Internet today.

Are video games evil tools and “murder simulators” like they have been labelled? Or are they simply harmless fun?
Ever since video game designers were able to put red pixels on their imaginary characters that had recently deceased, there have been people crusading against their subversive ways. The outrage at video games seems to be cyclic, fading very briefly before exploding into the public eye once more with renewed frenzy. The controversy seems to have sparked up again in recent times, with numerous crimes being blamed on the corruptive influence of video games. There have also been various “controversies” surrounding recent video games and their content in the areas of both violence and sexuality.
The first game to receive widespread criticism and media attention was the martial art fighting game “Mortal Kombat”. This game included large spurts of blood emitted from attacks and also “Fatalities” that could be performed on stunned opponents after their defeat. These Fatalities were gruesome animation sequences showing the victorious player killing their defeated opponent in a vast variety of ways. Gamers revelled in this new experience and the controversy surrounding the violence caused mass hype that informed the less informed gamers that the game was out there. Consequently gamers played the new game just to find out what all the talk was about, thereby greatly increasing revenue.
One of the largest sparks of controversy has been the recent “Hot Coffee” modification for “Grand Theft Auto: San Andreas (GTA:SA)”. This involved unlocking a sexually oriented mini-game that had been removed from the game before release, although evidently not from the source code. The creators of the game, Rockstar Entertainment, obviously realised that this particular part of the game was not appropriate for the video gaming public and removed access to it. An enterprising fan of the game found out and modified the original code to give access to the content once again. Lawsuits were brought against Rockstar for including such content in their game, although the validity of the lawsuit has to be questioned. If the game is simply purchased and played as intended by the developers, this admittedly tasteless and inappropriate mini game would never be encountered. It is not until the user-made modification is downloaded and installed that the player is able to access the content.
Regardless of who’s to blame, “GTA: SA” was re-rated in America and banned from sale in Australia. Oddly enough the gratuitous and encouraged violence in the game went largely unnoticed in the wake of the “scandalous” sex scenes involving clothed, cartoonesque people. When examined objectively almost all games contain a certain amount of violent content. The kid-friendly bright and colourful “Mario” games by Nintendo feature a character stomping on animated creature’s heads. In fact the majority of games, even children’s games, involve the protagonist crusading against an enemy horde of some sort and generally “disposing” of them in some manner, whether it be striking them with a weapon or body part (feet, hands, possibly a tail depending on the nature of the character). The only real stand out difference is that in a children’s game the ‘bad’ characters will generally bounce backwards in a cute manner and explode with a humorous puff sound (or simply disappear) whereas in a game oriented towards older mature players, the characters are more likely to be (somewhat) realistic, spraying a gusher of red upon their demise.
Whenever some young person somewhere commits a violent crime these days it seems to get blamed on a video game, from “Duke Nukem” and “Quake” being accused for the Columbine High massacre, to a more recent incident involving a group of minors attributing their violent actions to the “Mortal Kombat” video games. Without any solid evidence either way it’s hard to say whether or not video game violence actually has much of an influence on players. To really be sure you’d probably have to have a control group of isolated children that have never seen a violent movie or played a bloodthirsty video game. History does however show that brutal crimes were committed long before video games or even movies came into existence.
Children are quite easily influenced by something that they’re excited about and I’ve seen this happen a lot. Playing a wrestling video game with a group of eight year olds often leads to the eight year olds screaming raucously and trying to pin each other down on the ground. Pre-teens will often punch and kick their way out of a cinema in terrible combat stances after having viewed a martial arts movie. The current content rating system in place is not geared towards consumer restriction; it is largely aimed at simply informing the public about what they are going to experience. Legal restrictions are not actually put in place until the higher, more severe ratings like in x-rated films. Parents, guardians, and society in general need to start taking an interest in who is viewing certain types of content. Instead of complaining about the entertainment a child is enjoying, the parent could be there at the beginning looking at the rating that is printed clearly on the packaging of all entertainment. A simple “I don’t think that’s suitable, how about this game? It has a lizard!” distracts the child a surprising number of times. In my experience, children genuinely just want people to take an interest in what they’re interested in, not just murmuring indistinctly, “Yes dear, that’s nice.” as the child installs the newest violent game.
What about the children that are playing the games in the restricted ratings categories? The only way that they can even get the game into their possession is if a parent (or someone of legal age) purchases the game for the child, or if the store disregards the rating guidelines in place and sells it to them regardless. Either way the fact that a game’s content has fallen into a minor’s hands is not the fault of the game developer.
I’m not out to defend the integrity of artistic vision presented in video games as many other gamers are. Frankly there seems to me to be little artistic integrity in rendering blood that is ever more liquid in appearance. I do however enjoy playing some games that are quite violent in nature and in many cases the violent nature of the game increases my enjoyment. Video games are escapism, there’s (arguably) no point in playing a video game that simulates something you can just walk outside and do (and yet sports games somehow consistently sell in large numbers… curious…). Interestingly I have never yet felt the overwhelming desire to break down into a kung fu stance and commit murder. Perhaps more important than simply banning questionable content in video games would be studying why this content is so appealing to today’s society?

Are you worried yet about your health? Are you anxious about your heart, or about the possibility of contracting cancer? If so, you are not alone, and your concerns are quite valid. Cancer and heart disease are today’s major killers, and as of now, we are yet to find a safe and effective drug, that can prevent these diseases. Some will argue that taking one or two aspirins a day can reduce the risk of heart disease, and it saddens me to see how many people are doing this, because I know the problems brought by aspirin over use, if these people knew about the long term damage caused by this drug, they would think twice, before popping another one into their mouths. Maybe they would give up that harmful habit if they learn that there is a better answer to preventing these and other diseases. What is the answer? The herb called Garlic, but don’t just take my word, even scientists are supporting its properties.
A lot of people use garlic in cooking without knowing that this herb has quite a few medicinal uses. Although Garlic has been around for several thousands of years, its origins are quite obscure. It is thought to have come from Russia making its way to the Mediterranean countries. Garlic was known to be used in the diets of ancient Egyptians, Romans, and Greeks.
Garlic is known to aid digestion, ward off colds, infection, expel worms, ease chest congestion, help alleviate rheumatism and cleanse the intestines. In World War I, garlic juice was used on the sterile bandages to prevent infection. Garlic has also been known to help hardening of the arteries, sinus problems, skin complexion, and hay fever if taken in capsule form on a regular basis.
This herb has been study, and the results are amazing, garlic contains a large number of sulphur compounds. One of these compounds is diallyl disulphide, which has remarkable anti-cancer properties. This compound prevents two early stages of carcinogenesis, initiation and promotion, from developing. The anti-initiator activity is the result of two complementary mechanisms:
- diallyl disulphide prevents certain carcinogenic substances from being activated
- moreover, this molecule stimulates enzymes capable of neutralising the activity of carcinogenic substances
These two mechanisms reduce the toxicity of carcinogens to cell DNA. Diallyl disulphide is metabolised in the liver into an oxide compound that may be behind the effects described.
In both cases, these studies have dealt with cancer prevention in rat liver, but the mechanisms brought to light give reason to believe that their scope is much wider: effects on other cancers, potential extrapolation to humans.
As fruit and vegetables are rich in minor constituents, nutritionists have increasingly shown an interest in their role in the prevention of cancers, cardiovascular diseases and inflammatory diseases over the last decade.
One the most interesting stories of the properties of garlic, came to me from South Africa, Professor Sid Cywes, a former paediatric surgeon at University of Cape Town was having trouble hybridizing his orchids seeds. The trouble was a fungal infection in his culture medium. Mr Peter De Wet, a chief research technologist and Prof Cywes hatched a plan that entailed a dose of garlic. To their astonishment administering garlic to their orchid culture medium killed the mould. They then went on to test garlic’s ability to combat the yeast Candida. At that time one of Prof Cywe’s patients, a baby at the Red Cross Hospital had a serious Candida infection down the entire length of its oesophagus and gastro-intestinal tract. A garlic solution added to the baby’s milk cured the child within 48 hours.
Since then about thirty very sick infants, where broad spectrum antibiotics failed to bring improvement, have been given fresh allicin enterally. The allicin treatment brought about a significant success. However, this was not a controlled clinical study.
One of the active ingredients in garlic is a compound called allicin. On crushing fresh garlic, an enzyme called alliinase is released which rapidly converts the odorless compound alliin into allicin bearing the typical odor of garlic. Allicin is highly unstable and rapidly converts to other sulfur-compounds such as ajoene. It is however allicin and ajoene which have been the main subject of research. These compounds block the enzymes which are necessary for metabolism of the micro-organisms. They have been shown to inhibit the growth of more than 23 organisms. A very interesting point is that no resistance to allicin has been found up to date.
Garlic and its compounds, have been tested against the bacteria Helicobacter pylori and it had tremendous success. Allicin has also been shown to inhibit Campylobacter- universally recognized as the most common cause of gastro-enteritis in very young children of low-income families. These findings are of much interest as bacteria including Helicobacter and Campylobacter are becoming increasingly resistant to antibiotics.

Your business activity must be included on a federal tax return. Which return and when it’s due will depend on your choice of entity selection. If you are a sole proprietor or a single member LLC, put it on schedule C of your individual tax return (form 1040). Otherwise, it goes on a separate tax return. If you had expenses only but no revenue, you should still complete a return to utilize the loss either this year or to create a net operating loss carry forward or carry back.
Revenue Tax: Washington State imposes a tax on total revenue. Some cities impose a similar tax. These returns are due either monthly, quarterly or annually. The state (and perhaps your city) will assign a frequency based on information you put on your business license application. Getting help from a professional can save you the trouble of completing returns more frequent than needed. The tax rate depends on the type of business. Many service businesses pay a state revenue tax of 1.5% of gross sales.
Sales Tax: Washington State imposes a sales tax on the retail sale of tangible goods and many services. This tax is reported on the same revenue return discussed above. Thus, it can be due monthly, quarterly or annually. The rate varies depending on your location.
Other State Taxes: The State imposes other taxes on specific industries. For example, hotel/motel tax, public utilities, tobacco products, refuse collection. Consult a tax professional regarding taxes for your industry.
Employment Taxes: When you hire your first employee, the government gives you a few more rolls of red tape. Both the State and the federal government impose a variety of taxes on businesses that have employees.
Federal Employment Taxes: The federal government requires all employers to complete quarterly employment tax returns (form 941). These returns are usually due the last day of the month following the quarter. Form 941 tells the IRS how much income tax you withheld from employees, how much social security and medicare you withheld and the employer’s contribution to social security and medicare.

1. Do the nationals in the country you wish to export to have buying power?
